If your garage door is noisy or jerky, you may need a garage door tune-up! Our preventive maintenance tune up will include lubrication of all moving parts on the garage door, checking the safety reversal system for proper alignment, checking the door for proper balancing, tightening hinges and bolts if needed, answering any questions you may have, and giving guidance on ways to maintain the door over the years. We recommend a tune up once per year to help the door operate at its best, reduce noise, and catch any potential hazards.

A broken spring is one of our most common repairs. Springs will eventually, inevitably break, depending on quality and usage. If a spring is broken, it must be replaced right away. The springs are what do the lifting of the door, and if one is broken, it will either not open at all or (if there is a back up spring) may cause severe damage to the opener due to excessive weight or potentially throw the door off track due to improper balance. At O’Brien, we install high quality, commercial grade springs for your peace of mind and optimal functionality.
Common Questions:
Should I replace two springs if one is broken? We normally recommend replacing both springs if one is broken to avoid additional costs and service calls. The springs were most likely installed at the same time and have the same life-cycle. It is likely the second one will break soon after and result in another service call and labor charge. The weaker spring may also put more strain on the new spring.
Should I perform a spring repair on my own? We very highly recommend a professional perform the repair due the tremendous high torque and pressure on the spring system that may result in serious injury if not done properly and with the proper tools.
Should I replace a spring that is not broken yet? If a spring is near the end of its lifecycle, it may be beneficial to change it before it breaks so that you do not end up trapped inside or outside of your garage. A broken spring can also throw a door off its tracking.

When a garage door comes off its track, our technicians will not only put the door back on its tracking properly but also make sure all moving parts are in alignment such as the cables, drums, rollers, springs, pulleys, and more so that it does not come off its tracking again in the immediate future.

It is very important that a door is properly balanced and the springs are properly tensioned as to prevent the door coming off its tracking or causing damage to the system. Our technicians will arrive ready to inspect your entire system and make sure cables are spooled on the drums correctly, springs are tensioned properly, the correct springs are on the door, and the door is perfectly balanced. Please note: if springs are losing tension, more often than not, it is a sign the springs are nearing the end of their lifecycle. If this is the case, our technicians may recommend replacing vs re-tensioning because an older spring is likely to break soon after or during the process of re-tensioning. If the springs are replaced while there the first time, it will avoid your being trapped inside or outside of your garage when it breaks, a potential door off track, and additional costs of another service call.

Are the hardware parts on your door brittle, rusted, or broken? We recommend changing these crucial moving parts when they are showing signs of wear and tear before breakage to prevent unnecessary damage to the door system. We carry solid steel, commercial grade, hinges, rollers, drums, cables, brackets, torsion tubes, etc to help prolong the life of your garage door system! These parts are the “bones” of your garage door and are just as important as, if not more important than, the door itself in terms of functionality.
Tip: Keeping pool chemicals and salt far from the garage door tracking and system will help to prevent rust and decay to the steel mechanisms of the door.

Importance of rollers: Having a high-quality roller is very important as they endure a lot of wear and tear. Rollers will break down over time and may need replacement. There are many different qualities of rollers on the market. Having a high-quality roller will help the door run more smoothly, quietly, and optimally over the years.

A few common manufacturers are C.H.I. Do you have small gaps around or under the door and feel it needs to be sealed better? Do you have wind, water or pesky critters coming through? We carry a variety of bottom weatherstripping seal as well as vinyl trim that goes around the perimeter of the door to seal up small gaps and help keep the elements at bay. Our vinyl trim comes in various colors to match as best as possible to your door and color scheme. Please note: If the ground is not level due to a foundation issue and there is a gap on one of the door and not the other, weather seal may not fix this issue. You may consult with a technician to see if the position of the door may be changed at all to help remedy this problem.

Here in Minnesota, it is common to see hardware and tracking begin to rust. This is due to a few factors, one being the salt from the roads that we bring in with our cars. This is the same reason we see rust happen often on our cars, especially around the wheels. It is important to keep any salt bags, pool chemicals, or other chemicals kept in the garage at a distance from the door to help prevent rust and corrosion. If your hardware or tracking is beginning to break down or rust, it is important to have these vital moving parts changed out to prevent further damage.

We recommend lubricating and inspecting the door once per year to keep it operating at its best for many years to come and catching any potential problems.

Simply put, no, the door should not be heavy to the touch. If your garage door is heavy, it is most likely because the springs are not tensioned correctly, the wrong springs are on the door, the springs are near the end of their lifecycle, or the spring(s) is broken! The springs are what do the lifting of the door, so when the door is balanced and the springs are in proper working order, the door should lift easily manually with one hand. If the door is heavy, this may strip out gears in the opener or wipe the unit out altogether, as it is in place to only gently assist the door in its raising and lowering.

One of the most common reasons a garage door will not open, or only open a few inches, is because the spring is broken. As mentioned before, the springs are what do the lifting of the door, so if one or more is broken, the door most likely will not lift. It is possible as well, however, that the door is not in its tracking properly and is getting jammed, the automatic door opener is experiencing a problem, or something else is causing the issue. Our technicians will assess the problem and get you all taken care of!

Item descriOne of the most common reasons a door will not close is because the safety sensors on the opener are experiencing a problem. They may need to be adjusted, realigned, or replaced altogether. We often see that older safety sensors become sensitive to the sunlight and will stop working intermittently during certain times of the day when the sun is shining on them. There can be other causes to a door reversing as well such as, but not limited to: something is in the way, the circuit board is experiencing a communication problem to the sensors, or the rollers are getting jammed in the track.

Yes! When a spring is broken, it will be in at least two pieces, which you can see visually. Torsion springs are on top of your door, and extension springs are on the sides of your door. Either one, you can see is broken. (not to be confused with two springs next to each other.) Other common signs: you heard a loud pop noise, the door will not lift or only lifts a few inches, the door is lopsided and cables off the drum. Broken springs should be replaced immediately to not strip out the opener and create other damage.

We advise against it. Opening the garage door with a broken spring can throw the door off track and cause severe damage to the automatic door opener.

If you have a two or more spring system and only one is broken, in most cases, we will recommend replacing the second spring as well. The reason is because the springs were most likely installed at the same time and have the same lifecycle. If one has broken, the second is probably close behind it, and if a second trip is involved, not only is it another inconvenience and time our of your schedule, but there will be costs that would have been covered under the first visit such as labor and the service call.

We recommend changing your springs if they are near the end of their lifecycle for a few reasons: 1. If your spring breaks, it most likely will not lift and you may be stuck inside or outside when you need to get out of the home. 2. When the spring breaks, it often times can throw the door off track due to the cables coming unspooled and will be a larger repair than just spring replacement. 3. If the springs have low tension due to age and the door becomes heavy, it may cause damage to the opener, as it is only in place to gently assist the raising process.

For many garage door problems, due to safety concerns, we do not recommend taking on the task yourself unless you are very experienced and have the proper tools. The garage doors carry tremendous torque and pressure, especially around the spring/cable/pulley system and may result in serious injury if not worked on properly. Yearly lubrication, however, may be something you can make part of your routine!

Tune-up – lubrication and tightening of loose hinges and bolts will help the door to run more smoothly
Rollers – changing the rollers to a high-quality, steel ball bearing, nylon coated roller can significantly reduce noise and make the door roll much more smoothly.
Belt drive opener – changing the opener to a “whisper drive” belt drive will greatly reduce noise and vibration and may be the last touch to completely change the sound of your system.
